These Terms & Conditions (“Terms”) govern your use of the website at rechargestays.co.uk (the “Site”) and your interactions with Recharge Stays in relation to accommodation listed on the Site or on third-party platforms. By using the Site or making an enquiry, you agree to these Terms.

Important: Booking terms (including price, cancellations, deposits, fees, check-in/out times, house rules and any special conditions) are set per property listing and form the contract for your stay. Always read the specific listing’s terms and conditions shown at the time of booking (on the Site or on the relevant platform). If these Terms conflict with a listing’s terms, the listing’s terms prevail for that stay.
Accommodation (Bookings & Stays)
1) Scope & contract
- When you book a property, the binding booking terms are the listing-specific terms and conditions presented at checkout (whether on our Site or a third-party platform).
- House rules, maximum occupancy, deposits/pre-authorisations, fees/charges, check-in/out times and cancellation policies are property-specific and may differ between listings.
2) Booking channels
- Direct bookings (our Site/email/phone): You will be shown the property’s specific terms during checkout; those will govern your stay.
- OTAs/agents (e.g., Airbnb, Booking.com, Vrbo): The platform’s contract and the listing’s terms on that platform apply. Platform policies on cancellations, changes, security deposits, and payments will govern your booking.
3) Guest eligibility & ID
- The lead guest must be 21+ and have legal capacity to contract.
- Valid government-issued photo ID may be required before access instructions are released (as stated in the listing’s terms).
- You must provide accurate information and ensure all guests comply with the listing’s rules.
4) Pricing, payments, deposits & fees
- Prices are in GBP (£) and include or exclude VAT as stated on the listing.
- Payment schedules, security deposits/pre-authorisations, and any additional fees (e.g., cleaning, late checkout, key/lock replacement, unauthorised smoking/pets, excessive utility use, deep cleaning) are as set out in the listing’s terms.
- Where applicable, deductions for damages/breach may be taken from a deposit or pre-authorisation with an itemised statement.
5) Cancellations, changes & no-shows
- The cancellation policy for your stay is the one displayed on the specific listing at the time of booking.
- Date changes and partial refunds are subject to the listing’s policy and availability.
- No-shows are charged according to the booked rate policy and the listing’s terms.
6) Check-in, check-out & access
- Standard times (if any) and self check-in procedures are as stated on the listing.
- Access details are released after the listing’s requirements are met (e.g., full payment, ID check, deposit).
- Early check-in/late check-out may be available subject to the listing’s policy and applicable fees.
- We (or authorised contractors) may access the property on reasonable notice for urgent maintenance, safety, or legal reasons.
7) Occupancy, use & house rules
- Maximum occupancy and registered guests only rules are listing-specific.
- No parties or events unless the listing expressly permits them. Local quiet hours must be observed where stated.
- No smoking or vaping indoors; breach may incur remediation/ozone cleaning charges as per the listing.
- Pets: Only allowed if expressly permitted on the listing (and subject to stated fees/conditions).
- No unlawful, dangerous, or nuisance behaviour. No subletting or commercial use (including filming) without prior written consent.
8) Property condition & damages
- Report any issues promptly so we can take reasonable steps to rectify.
- You are responsible for the property, furnishings, keys, fobs and contents during your stay.
- Damages, missing items, contractor call-outs due to misuse, and excessive cleaning may be charged per the listing’s terms.
9) Cleaning, linen & servicing
- Properties are cleaned with fresh linen/towels before arrival unless the listing states otherwise.
- Mid-stay cleans/linen changes may be available on request where offered by the listing (fees may apply).
- Please leave the property in a reasonable condition; excessive mess may incur charges per the listing.
10) Safety & security
- Do not tamper with safety equipment (e.g., fire alarms, CO detectors, extinguishers).
- Some buildings may operate CCTV in common areas for safety (where signposted by building management).
- Secure doors/windows when unattended. We are not responsible for unattended personal possessions.
11) Maintenance, unavailability & events beyond control
- If a serious issue renders the property unavailable, we will (a) seek to relocate you to a comparable property (if available under the listing’s terms), or (b) refund affected nights if relocation is not possible.
- We are not liable for failures caused by events beyond reasonable control (e.g., utility outages, strikes, extreme weather, public emergencies, government restrictions).
12) Liability
- Nothing excludes or limits liability for death or personal injury caused by negligence, or for fraud/fraudulent misrepresentation.
- Subject to the above and unless the listing provides otherwise, liability related to your stay is limited to the amount paid for the affected booking.
- We are not liable for indirect or consequential losses, loss of enjoyment, business losses, or travel costs.
13) Lost property
- Found items may be held for 30 days. Return shipping/courier costs are payable by you. Perishables and low-value items may be disposed of sooner.
14) Breach & eviction
- Serious or repeated breaches of the listing’s terms or these Terms (e.g., parties, smoking, nuisance, illegal activity, exceeding occupancy, property damage) may result in immediate termination and eviction without refund, plus charges where applicable under the listing.

15) Site use & content
- The Site is provided in good faith for general information and booking facilitation. We may update, suspend or withdraw the Site (or any part of it) without notice.
- You must not misuse the Site (e.g., introduce malware, attempt unauthorised access, scrape or automate access beyond what is permitted).
16) Intellectual property
- All Site content (text, images, graphics, logos, design and code) is owned by or licensed to us. All rights reserved.
- You may not reproduce, distribute, or create derivative works without prior written permission, except as permitted by law.
17) Third-party links
- Links to external websites are provided for convenience only; we do not endorse and are not responsible for their content or policies.
18) Privacy & cookies
- See our Privacy Policy and Cookie Policy (as published on the Site) for information on how personal data and cookies are handled. Essential cookies may be required for core Site functionality.
19) Complaints & dispute resolution
- Please email team@rechargestays.co.uk with any issues. We aim to acknowledge within 2 business days and respond as promptly as reasonably possible.
- Where a booking was made via an OTA, you may also need to use the platform’s resolution process as required by that platform.
20) Governing law & jurisdiction
- These Terms and any non-contractual obligations arising out of or in connection with them are governed by the laws of Scotland. The Scottish courts shall have exclusive jurisdiction, subject to any mandatory consumer protections that apply in your country of residence.
21) Changes to these Terms
- We may update these Terms from time to time. The “Last updated” date reflects the latest version. Material changes will be highlighted on this page.
